TRG acquired an abandoned row house at 3226 13th Street NW located in the highly desirable Columbia Heights neighborhood in March 2010. With strong demand for luxury condominiums in this neighborhood, an excellent location within two blocks of the Metro and shopping on 14th Street and a short walk to the restaurants and nightlife of U Street, we recognized that the existing structure offered the opportunity to expand unit density and, at the same time, deliver a unique, attractive and functional home where modern features have been incorporated into a historic structure which would command premium pricing.

The Development Plan for this project included the renovation of the existing 1908 building to include three spacious two-bedroom, two-bath luxury condominium units. The unique design included two duplex units and an English basement flat. The renovation reconfigured the existing space without the loss of major historic features in a way that also enhanced the layout of each individual unit. We also added new bathrooms and kitchens. Our work maintained and enhanced numerous historical elements of the original structure, maintaining original floors, molding, interior doors, and other items. The building was completely renovated with new electrical, plumbing and mechanical systems, windows and roof installed. Each unit had its own private outdoor space.

The completed project was delivered in December 2010 and was sold out within 30 days.
