TRG purchased 1444 Fairmont Street NW, Washington, DC in March 2011 from the D.C. government. Located two doors from TRG’s successful project at 1438 Fairmont, we went into this project with a solid understanding of the dynamics and challenges present.

The existing structure was a three-story plus basement single family row house, notorious as one of the most blighted properties in the D.C Government’s property inventory. The structure was uninhabitable with the roof collapsing, the back wall supported solely by the fire escape, the floor joists failing on all levels, significant damage from exposure to the elements and fire damage from multiple incidents.

The Development Plan was to convert this structure into five – one and two bedroom luxury condominiums. The scope of work included gutting the existing building, excavating the basement to create additional living space, reinforcing all structural elements, installing all new energy efficient mechanical, plumbing and electrical systems, windows, and luxury finishes. New wood floors, plumbing finishes, stone tile, granite countertops, appliances and fixtures completed the product which was designed to attract “move up” buyers.

The work was completed in May 2012 and all units were sold within 90 days.
