In November 2012, TRG acquired the building at 610 Newton Place NW, Washington, DC along with an adjoining vacant lot. The property is located in the Park View submarket in the rapidly developing Petworth market.

TRG identified the value of assembling the existing blighted four-plex apartment building situated on a small lot with street frontage and an adjoining undeveloped parcel directly behind it with no street frontage. By combining the two parcels, which separately had little value, TRG created an approximately 11,000 SF site which, under the existing R-4 zoning could be developed into 12 large multi-family residential units.

The Development Strategy for this site was to create larger family size flats in what traditionally has been a neighborhood of single family row houses. Most of the recent development in Petworth has been smaller condominiums and rental units in high-rise buildings. Further, our research indicated that most of the product in the pipeline, whether in development or under construction, was rental housing and there were few midsize condominium buildings under consideration.

The Development Plan for this project included adding a 16,038 SF three-story addition onto the back of the existing structure resulting in a 19,184 SF building. The new 3-story structure contains 12 luxury condominium units ranging in size from 1.215 SF two-bedroom, two-bath to 1,500 SF three-bedroom, two and one-half baths. The scope of work involved included gutting the existing building, ground up construction of the addition, entirely new framing, installation of all new energy efficient mechanical, plumbing and electrical systems, roof, windows, kitchens and baths. Luxury features included in each unit include hardwood floors, deluxe plumbing fixtures, stone tile, granite countertops, stainless steel appliances and fixtures, all wood kitchen cabinets and vanities and designer lighting fixtures. All of the top floor units have large roof top decks with panoramic views of the entire DC area, while all of the remaining units have private outdoor space . In addition, each unit has a parking space.

This project was mostly sold out pre-delivery while the remaining units sold within a few weeks.
