In November 2013, The Rubin Group acquired a corner lot improved with a single family home at the intersection of Staples and Morris Streets NE, one block east of Florida Avenue. This project is located in Trinidad, a highly desirable neighborhood undergoing a rapid renaissance due to its proximity to the H Street Corridor. This property is steps from the soon-to-open H Street Streetcar Line and other public transportation.

The Development Plan was to transform this 1925 row house into three, 1,200 SF two-bedroom and two-bath luxury condominiums. The existing R-4 zoning was maximized to allow a rear addition of 450 SF per floor, a third floor and a rooftop deck. In addition, the basement level was excavated to create additional living space.
